Core bundle (every claim)

  1. Tenancy agreement — all pages. Establishes who the immediate landlord is, the rent, the period.
  2. Rent payment proof — bank statements with transfers highlighted; standing-order confirmations; receipts.
  3. The register check — dated screenshot(s) showing no licence for your address: Croydon register.
  4. Universal Credit letters covering every month claimed (the housing element figure).
  5. The household list — names, households, move-in dates. Establishes the 5+/2+ household test.
  6. The notice of intended proceedings + proof of service + the 28-day gap (new regime).

Supporting evidence (case-dependent)

  • Photos: rooms in use as bedrooms, shared facilities, hazards — timestamps on.
  • The group chat / email thread with the landlord (whole threads, not excerpts).
  • Company numbers and Land Registry title if rent-to-rent is in play.
  • Council enforcement letters, if you reported first.
  • Bills records if utilities were included (the deduction argument).
