How much rent can I claim back in West Suffolk?
The cap, in local numbers
The ONS puts West Suffolk’s median room rent at £560/month (sample of 30 rents, Oct 2022–Sep 2023). Against the statutory caps:
| Claim basis | Value | |---|---| | 24 months at the median (offences on/after 1 May 2026) | £13,440 | | 12 months (earlier offences) | £6,720 | | Your actual rent × offence months | the number the tribunal uses |
Then the deductions bite
- Universal Credit housing element paid for you is subtracted — bring every award letter (details).
- Bills included in rent trim the award by the utility share (the *Acheampong v Roman* approach).
- s.44 conduct moves the final number on both sides’ behaviour.
Worked illustration
At the West Suffolk median room rent with 20% paid via UC and a 10% utility share, a full 24-month claim nets roughly £9,408. With a 25% s.44 conduct reduction: £7,056. Illustrations, not predictions.
Against whom, and where
Filed with the Residential property: Eastern region: rpeastern@justice.gov.uk, 01223 841 524 — region details. A claims agency charging 30% would keep about a third of whatever the number turns out to be; the Casewright pack is £149 flat.
